Surveyors are required to flag it as a potential defect, comment on visibility of timbers, ventilation status and the presence of installer documentation. They are not, in most cases, qualified to clear the property — that's the lender's call, informed by the surveyor's findings. ## What the surveyor checks - Foam type and apparent condition. - Whether timbers are visible for inspection. - Adequate ventilation and absence of condensation. - Presence of installer paperwork or BBA certification. - Any signs of moisture, rot or pest activity. ## Preparing for a survey Clear access to the loft hatch. Have all installer documentation to hand. If you have an independent inspection report, leave it with the surveyor.
