# Do all surveyors fail spray foam insulation?

Not automatically — but RICS guidance now requires every surveyor to flag it and comment on it.

A 'flag' isn't the same as a fail. Surveyors record their findings; the lender then makes the decision. In practice, most major lenders treat any flag as grounds to withdraw the offer or insist on removal.

An independent specialist report can sometimes shift a borderline case, but it does not override lender policy.
